“Shoppers” travel an average of 211 km to visit brand outlet centres in Troyes, with an estimated journey time of 2 hours 26 minutes (Magdus: July 2008 survey) In addition, this survey also found that almost a quarter of such distant customers think nothing of travelling 250 km.

A young population (1/3 under 25) including a large segment of families with higher than average incomes.

These factors are multiplied because:

- Vehicles (10.5 Million) use the Beuzeville exit on the A13 and aims to capture a significant share of this traffic, which partly consists of European tourists (Belgians, Dutch, English, Germans...) in the summer, with an offer that is adapted to commercial tourism.

- Vacation/holidays (over 3 million short breaks and longer stays) are recorded annually in the region (7 million overnight stays in the departments of Eure and Calvados).

- Holiday homes: 70,000 less than one hour from the brand village. Normandy is the favourite region of Parisians who go there to relax on the weekends. Deauville is a key destination all year long. This large potential clientele with high purchasing power will make a chic and attractive commercial tourist destination during weekends or holidays spent with friends or family.

- Respect and protection of the ecosystem

Right from its conception, the environmental aspects of the project have been a priority around which the different architectural choices are organised with an overall desire to respect and protect the ecosystem within which will be built.

Every step of the project (design, construction and management) has been conducted using a high quality environmental approach that complies with the BREEAM and HQE® standards.

As a result, , by opting for this double certification, intends to be well ahead of European certification (which currently does not exist) in terms of environmental quality methods for buildings.

In addition, will comply with the BBC (Bâtiment Basse Consommation) standard for energy and is aiming to achieve the stricter standard (RT 2012).

- A sustainable and responsible development approach

Whilst the external views will be traditional, the projects intrinsic aspects will use the latest and highest performing technologies and techniques.

This responsible development approach will result in:

Sustainable architecture that respects the environment

Clean building site

Daily operation of Le Haras des Marques
